PURCHASING A HOME WITH ALUMINUM WIRING

This picture is a perfect example of the problems that are associated with Aluminum wiring. Note letters A and B (the insulation jackets are melted), which I will explain "Why" in the third paragraph and C (mixing copper wiring with aluminum wiring on the same breaker). Aluminum wiring can not be mixed with copper wiring and breakers can not be double tapped with two wires, unless designated by manufacturer and the breaker connnection will contain a special clip for double tapping. Aluminum wiring is very easy to identify due to it's obvious aluminum color. Aluminum wiring is not to be confused with tin coated copper which looks similar to aluminum wiring but aluminum wiring has distinguishing characteristics and is a solid conductor. During the 1970's, aluminum (instead of copper) wiring became quite popular and was extensively used throughout the United States. Since that time, aluminum wiring has been implicated in a number of house fires, which caused jurisdiction...

Selling Your Home In Today's Buyer's Market

If you are in a situation when you really need to sell (e.g., relocation, change in family status, bought another home), and are not just listing your home to test the market and see if you can sell, here are some strategies to get you started, now that the market has shifted to become much more Buyer friendly. While these are in no particular order, PRICE is probably most important right now. Price your home competitively – now is NOT the time to try to get what your neighbor got for her identical house a year or two ago, ...it won’t happen. The comparables are important but you also need to know what is going on in the market right now. If prices are shifting down, comparables 3-6 months ago may distort the price. Neither YOU or your AGENT determines the sale price – the market does. An effective strategy is pricing YOUR home lower than the competition. Variable Range Marketing (VMR) - using a price range - is worth your consideration and may be the best pricing strategy. Ask your RE...

What really matters?

Buying a home? The process can be stressful. A home inspection is supposed to give you peace of mind, but often has the opposite effect. You will be asked to absorb a lot of information in a short time. This often includes a written report, checklist, photographs, environmental reports, and what the inspector himself says during the inspection. All this combined with the seller's disclosure and what you notice yourself makes the experience even more overwhelming. What should you do? Relax. Most of your inspection will be maintenance recommendations, life expectancies and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories: 1) Major defects. An example of this would be a structural failure. 2) Things that lead to major defects. A small roof-flashing leak, for example. 3) Things that may hinder your ability to finance, legally occupy, or insure the home. 4) Safety hazards, such as an exposed, live buss bar at the el...

Selling Your Home?

So you've decided to place your home on the market. I'll bet you have a lot of fond memories inside those walls. It'll be tough letting those memories go, but life moves on and so do homes. Your home means a lot to you and I know that you'd like to obtain the highest price possible in the shortest amount of time while it's on the market. Let me tell you how you can easily obtain full asking price for your home. The biggest mistake that most Sellers often make is waiting for the buyers home inspection day to assess the condition of their home. One of the main reasons that home purchase transactions fall apart is due to defects that materialize during the course of the buyers home inspection. Every buyer has a personal perspective as to which types of defects constitute deal breakers. Some buyers are not deterred by issues as large as major foundation cracks, while others will run from seemingly routine disclosures. Some walk away at the mere mention of asbestos in th...
